Longer Days on Market

The exciting news for buyers is that we are in a market that is ready and open for negotiation. Sellers continue to make concessions in order to meet buyer demands.

If you are following the market closely, you will see that properties are starting to sit a bit longer on the market while inventory increases. In my eyes, Hawaii will always be in demand for multiple reasons. At the moment, properties are still selling and will continue to sell. At the moment, some properties are just taking a bit longer to close due to the correction that is currently happening in our market.

What is more noteworthy is that we are seeing a decline in cash closings. This trend is typically tied to a market that feels a bit volatile.

As an example, the third quarter for residential home sales in West Hawaii reported 15 sales in the $900k – $1M and only 8 sales in the $1m – 1.2m range. Do you remember previous months? The first quarter reported 15 sales between $1M and $1.2M and only ONE sale between $900k and $1M. Things are shifting…

New Hawaiian Electric pilot program for commercial EV charging stations on Big Island.he goal of Hawaiian Electric’s new pilot program is to help establish up to 30 new electric vehicle charging sites on Maui, O‘ahu and the Big Island.

Mail

USPS debuts new same-day/next-day delivery options on Big Island. The program launched its new USPS Connect delivery services at 15 Post Offices across Hawaii Thursday, including the Kamuela, Pahoa and Kailua-Kona post offices on the Big Island. This is HUGE for the island residents.

Earthquakes

Around mid October, a pair of earthquakes rattled the Big Island and that led to the closure of the Phala Post Office retail lobby. Earthquakes are certainly increasing around Mauna loa but It is uncertain if there is a threat of eruption. As always we should be prepapred and look into evacuation guidelines if you are a big island resident. The lava zones that are more at risk are 1 and 2

Employment

The Hawai‘i State Department of Business, Economic Development & Tourism (DBEDT) announced that the seasonally adjusted unemployment rate for September was 3.5 percent, compared to the revised rate of 4.0 percent in August. The Feds want to see this number increase.

Zoning Codes

Hawai’i County is modernizing its zoning and subdivision codes in order to create a more sustainable future for residents. They are engaging with the community on various processes that will affect them, such as land use regulations which can determine what types of developments may take place within certain areas or how many houses there should be per acre depending upon their location.

Interest Rates

The national average 30-year fixed mortgage APR is 7.32% according to bankrate.com

Humpbacks are back with whale breach off West Hawaiʻi coast

Humpbacks are famous for their long migrations between feeding grounds and breeding destinations, but it is perhaps the number of females that journeys to Hawaii each year. The NOAA Office reports as many 12 thousand humpback whales make this journey; where they give birth before returning south again with young ones in tow!

Humpback whale season in Hawai‘i typically runs from November through May, with the greatest abundance reported between January and March. Experts say whales may be encountered in small groups during other months.
