In the last 6 months, 42 homes with a pool have sold in North Kona with the average days on market for these properties being 56 days. Here’s the breakdown…
11 homes sold at the asking price
7 homes sold for OVER asking price
9 homes sold for under the list price by at least $20 – $50k
15 homes sold for at least $100,000 UNDER the asking price.
The significant amount of homes selling for under the asking price bears the question – Is adding a pool or having a private pool on your property worth it? Does it truly add the value to your home that you expect? Are homes without pools selling faster? Let’s look at 2 properties in Kona Vistas to answer these questions.

This home sold in early June for $1,245,000. It was on the market for over 100 days and features 3 bedrooms, 2 baths, over 1,800 sqft and great views of the ocean.

This home sold in March for $1,550,000 after only 4 DAYS on the market! 3 bedrooms, 2 baths, beautiful ocean views….and a pool!
These two homes above are in the same highly desired community, offer the same gorgeous ocean views, but one significant difference – a pool. Leading to less time on market, a higher price point, and I believe more interest!
The market is going to continue to correct itself, but the importance of pricing your property correctly is imperative for success. The 15 properties that sold significantly under the asking price weren’t because of the private pool. In my opinion, these homes sat on the market for long periods with a high original listing price. And despite price reductions, these listings lost momentum and intrigue from the very beginning – all due to the price.
