Dennise and Shawna Bradfield and their awesome family were trying to find a home here in Kealakekua. I connected with this sweet family a year before they decided to make the move to the Big Island of Hawaii. The family had planned on selling their home and they were letting destiny guide them to find their next home in paradise.
Six months before their move, we started to explore the inventory more in detail. I made sure that our conversations were educational, and in every call, I could tell that the buyers were getting value and were more informed about locations and the current market.
When their house went on the market, it was truly GO TIME!
We scouted for homes and we saw the cutest home in Kealakekua that fit the family’s needs. It had everything they wanted, so we made an offer right away! But with that offer came the difficult but necessary conversation about what they wanted to spend versus what kind of house they truly wanted to have.
The home felt right and checked every single box on their list. So, we did what we had to do! We put in a sure-fire offer, closed on their property back home, and although our escrow was not the easiest, we were able to successfully close in the perfect timeframe.
There was high anxiety, stress, and a lot of emotions…but it was all worth it!
Now the Bradfields are raising chickens and have plenty of space for ALL their pets! Their afternoons are filled with beautiful views, golden sunsets, and family time in their Jurassic Park-style backyard.
Our offer was competitive, but most importantly, we did do a few things right that helped get the offer and those were:
I made sure to communicate with the listing agent that the buyers had a solid escrow back home. We communicated the beginning, middle, and end of the escrow effectively so that the seller could feel comfortable every step of the way. Phew!
We crafted an irresistible offer, one that was very hard to say no to.
Included the pre-approval with the offer and added the lender to the offer submission letter so he could highlight the buyers.
We stayed on top of the communication with the buyer listing agent and seller agent well before, during, and after the offer was submitted. We were prompt to answer any and all questions in a very timely fashion.
I gave info to the sellers’ agent to help them understand who the family was and why they were strong candidate for the home.
This home was absolutely perfect for the Bradfield family. Not every real estate transaction is sunshine and rainbows – even here on the Big Island!
But I love problem-solving. I love adversity. And I love my clients.
